Make Someone Thankful: San Diego’s Best Non-Profit Organizations

Photograph

This Thanksgiving, families all across the United States will be sharing the things that they are grateful for with one another. Giving thanks allows us to take a good look at what we take for granted, so why not turn that into an opportunity to give others something to be grateful for? To start, we’d like to showcase some of our favorite San Diego charities.

San Diego Center for Children

Center for Children Classroom

Founded in February of 1887, the San Diego Center for Children (the Center) is the county’s oldest children’s non-profit serving children, teens and families. The San Diego Union-Tribune Names RWM Home Loans a Winner of the San Diego Metro Area 2017 Top Workplaces Award

RWM Home Loans, a San Diego based mortgage bank that has been offering financing solutions for California homebuyers since 1994, has been named a “2017 Top Workplace” for the third year in a row. The Top Workplace award recognizes companies that have exceptional company cultures based on an employee based survey that evaluates metrics including Leadership, Environment, and Teamwork, to name a few.

“To be a Top Workplace, organizations must meet our strict standards for organizational health. And who better to ask about work life than the people who live the culture every day—the employees. Time and time again, our research has proven that what’s most important to them is a strong belief in where the organization is headed, how it’s going to get there, and the feeling that everyone is in it together. Without this sense of connection, an organization doesn’t have a shot at being named a Top Workplace.” says Doug Claffey, CEO of Energage.

“We are honored to be named a Top Workplace by the San Diego Union-Tribune for the third year in a row,” says Susanne Livingston, ...

Success Story: All In, All the Time

*For the purposes of this success story, we will be calling our happy client “Connor.”

As a smaller, direct lender, RWM Home Loans is to not only able provide a wealth of loan packages and options to our clients, but we can also put in the legwork when our clients need it. For an example of this, let’s take a look at how we were able to assist Connor, a local Navy Seal, by helping him overcome a major obstacle that was standing in between him and his dream home.

The Problem: Nowhere Else to Turn

In October, as a couple of members from the RWM team were manning a booth at the Adams Avenue Street Fair, Connor approached us and told us about how his VA home loan eligibility had been denied several times.

Being a Navy Seal, Connor wanted to access his VA benefits and utilize them to purchase his first home. This is a good idea since the VA loan program is ...

New Affordable Housing Complexes Open in Chula Vista

Photograph

After $68.2 million dollars and a year of construction and preparation, two new housing complexes are opening up for low-income seniors and families.

Part of the Millenia development in Otay Ranch, these two complexes have 210 units total to house the homeless. The Volta complex has 123 one and two bedroom units specifically for low-income seniors, and the Duetta complex has 87 one to three bedroom units for low-income families.

The rent is subsidized to match half of the market value and is staying at those rates for the next 55 years as a way to combat rising rent prices in the area. However, those low rent prices are generating an exceptional amount of demand. At the time of this article, the wait time to be accepted as a resident is 10 years long. Residency is granted to those on the list via a lottery process.

To be eligible for residency, tenants must make 50 to 60 percent of the San Diego County area median income. Once residency is granted, tenants can remain in the units for life so long as they do not have a significant increase in income.

Finding the Right Real Estate Agent

Photograph

For most people, buying a home is a lengthy journey full of new and unfamiliar rules and procedures. This is one of the key drivers in the need for an excellent real estate agent. Buyers and sellers both need someone with inside knowledge and connections to guide them through the process, and those who do forgo a real estate agent typically end up unintentionally cutting very important corners that come back to haunt them. However, not all real estate agents are created equal, so how can you spot the cream of the crop?

Working with a Professional

When choosing your agent, make sure that you are choosing your best option as opposed to your most convenient one. Many people know someone who is involved in the real estate industry, but be sure to judge a friend or family member in the same way that you would any other real estate agent. For example, make sure that real estate is their focus, because freelance or part time real estate agents run the risk of not having a firm enough grasp on the market to provide adequate advice. The tale of a borrower choosing a family member or friend as an agent only to be blindsided by the agent’s unpreparedness is ...
